Walls Come Down…

We have had our share of dealings with lenders, contractors, builders, underwriters, appraisers and the like. Finally the walls have started coming down!

(insert praise break HERE….)

So they are starting inside downstairs in the basement.  Scope of Work:  Frame and finish new laundry room, remove existing bar area, construct a new powder rooms and install wood flooring.  There will also be a new central air conditioning system installed and since the furnace is in the basement, I guess that is considered basement work too…

So after a lot of back and forth and talking and viewing etc.  Last week the first walls came down and looked something like this:

This area once held a built in bar.  It was a cute use of space for it sits right under the stairwell.  But it was still a little awkward to get in and out of because you had to enter through the laundry room.  Once completed, I believe this space will hold a small desk and a computer monitor.  We are completely wireless here, but its always good to have a small workspace and I think when we sell, it will be a neat little feature off the family room. Welcome to the new home of our powder room.  These built-in banquettes are now gone ( they came down today) this framing you see is also gone.  The laundry room will become a little smaller and the powder room will sit next to it. We’ve opted for a pump system for the toilet and vanity to avoid too much plumbing and digging, since the bathroom and basement sit below the sewer line.  So the jackhammering began today but was minimal.

My living room looks like a mail order catalog receiving department as we have opted to choose the majority of our finishes rather than picking from the offerings of our contractors.  Hopefully, in the end, we will save a little bit of money by having control of our choices and ultimately we will have the look and finishes we really want.  It’s kind of a big undertaking, trying to get the best deal, tracking auctions, researching manufacturers and dealing with shipping times. But we really hope it will be worth it in the end.

Bottoms Up

The basement is coming along. Albeit a little backwards… See we had a not so great contractor previously to finish our basement. He put in new light fixtures and dry walled the space and put in new windows.

Well I won’t go into a long dissertation on my disdain for this particular person and I will just note that we have moved on.  My wonderful hubs has removed the 60-year-old tile floor and it is ready to be leveled.

The wood flooring arrived on Monday and is tempering as we speak.  I find it interesting that even as warm as it is the flooring has to sit and see how it likes living in our house before we can install and move it in.  I’m just glad it’s here.  We really found a steal. Lumber Liquidators had their annual clearance sale and we nabbed the flooring for a mere .39 cents per sq. foot and free shipping to the store which is 10 minutes from our front door. Whoo Hoo!

We thought it was worth it to go ahead and buy it.  As soon as the main renovation begins and the support column is installed in the bathroom we can get the floor install scheduled.  I just want to make sure the framing and tiling of the laundry room isn’t going to have them damaging the floor.  It would be nice to have some concurrent work going on up in here.
